Gas emergency – if you smell gas at any point please call the Gas Emergency Service on 0800 111 999. They will provide instructions on what to do after visiting.
Electricity emergency – Free call (UK numbers) the National Grid electric emergency hotline on 0800 404 090 and follow their instructions.
Out of Hours Emergency Contact
If there is a problem between 5:30pm and 9am during the week or anytime over the weekend including bank holidays and you feel it is a genuine emergency, please contact a relevant contractor. We would ask that you email us first, but we cannot guarantee that one of us will be able to respond outside of office hours. Please do note that if a contractor is called out of hours and it is not deemed to be an emergency you may be liable for the cost of the call out.
If you are locked out, please call a local locksmith for assistance and please retain your receipt and send this to us with an explanation. Please note that reimbursements will not be made should you lock yourself out. We can recommend Fortress Locks on 020 8674 6657.

Rent Collection & Due Diligence
Being able to collect rent is one thing but making sure your tenant is able to pay the rent is another entirely. We carry out the most stringent credit checks and have a diligent rental arrears process. We can handle all aspect of the process, from standing orders to swift payment of bills.
Crucially, we send regular financial statements to give you peace of mind.
Regular Inspections
Depending on your requirements, we can carry out two inspections per year. We do this to not only check on the physical state of the property but also to check on the needs of the tenant.
Communication is key here and pre-emption and swift resolution of problems pays dividends in the long run.
Repairs & Maintenance
We only recommend contractors we have known and used before, either personally or professionally. Too many times have we heard that although the problem was dealt with swiftly, the management company called the most expensive outfit. We provide high-quality and cost-effective solutions to your maintenance problems.
